Office dilapidations are the process of returning a workspace to its original condition at the end of an occupants lease.
As part of a lease the tenant will usually have agreed to keep the premises in a good state of repair, so will be liable for the cost of these repairs accrued. Also the tenant would have agreed to return the unit back to its original configuration when leaving the premises.
Typical works involved with office dilapidations can be: removal of partitions and furniture, strip out of network, power and IT infrastructure, remedial works, replacing finishes and decoration throughout. Increasingly, our clients are electing to carry out dilapidations works themselves by appointing specialist contractors (like ourselves) rather than pay the heavy dilapidation charges put to them by the Landlord at the end of the lease.
We have extensive experience in office dilapidations and have delivered successful projects all over London and the South East.
We have yet to work with a client that has not realised significant savings when appointing CID to carry out the dilapidations and often these savings can be as much as 40% of the Landlord’s proposed charges.
With the capability to turn around dilapidation projects within short time-scales and around your office relocation programme, we ensure the process is smooth and cost effective.
